When you sell your real estate.

In order to sell your real estate In Japan, you need a certificate of seal impression basically.

‘’Seal‘’ is Hanko, or Inkan in Japanese. Non-Japanese who does not live in Japan, does not have certificate of seal impression.This document is available for the people who lives in Japan and prove that your seal is actual.

In case if you cannot prepare this certificate of seal impression, what should you do? Instead of this certificate of seal impression, the  certificate of signature is accepted.

This certificate of signature will be issued by your government-related organization. If you are American and live in Thailand, you can get this document at the American embassy in Thailand easily. But you should take care that the certificate of signature which is issued by Thai notary is not accepted.
